Gutter Repair for the Older Homes of Sonoma
Most of Sonoma’s houses were built before 1980, and the city’s historic overlay guidelines note that roofs often only need repairs. We fix leaks, sags and loose runs, clear out oak and bay leaves, and fit guards to shingle and clay tile roofs.

Who repairs gutters in Sonoma?
Nor-Cal Maintenance does. Our crew comes from the main office in Santa Rosa, about 25 road miles from City Hall on the Plaza by way of Highway 12. We reseal leaking seams, re-fasten sagging runs, replace worn sections and relocate downspouts, and when a full replacement makes more sense, we install new gutters too.
Sonoma is a town of about 10,700 people and 6,000 homes, and 65% of occupied homes are lived in by their owners. The Census Bureau’s five-year estimates put the median construction year at 1977, with 57% of homes built before 1980 and nearly one in four from the 1970s alone. The street grid is much older: Mariano Vallejo laid out the lots, the plaza and the main avenue in 1835. On houses of that age, gutter repair is often the first job, before anyone talks about replacing a whole system.
Housing: U.S. Census ACS 5-year estimates. Rainfall: NOAA 1991–2020 normals for the nearest station. Distance is approximate road miles.
About Sonoma
What makes Sonoma different for gutters?
History and oaks. The Plaza, laid out in 1835 and the largest in California, is a National Historic Landmark District, and the city’s historic overlay zone has its own design guidelines for roofs. The hills just north of the Plaza grow blue oak, coast live oak, bay laurel and buckeye, all of which drop leaves into gutters.
Sonoma is drier than Santa Rosa or Healdsburg. NOAA’s 1991-2020 normal at the Sonoma co-op station is 28.35 inches a year. The storms still hit hard: the station recorded 14.35 inches between December 26, 2022 and January 16, 2023, and Sonoma Creek at Agua Caliente set its record peak, 20,300 cubic feet per second, on December 31, 2005 (USGS peak records).
Inside the historic overlay zone, Chapter 19.42 of the city code asks owners to keep roofs watertight with materials that suit the building’s original style, and it says roofs often only need repairs. It also notes that fire safety rules may rule out re-roofing in the original wood shingles or shakes. The city’s Historic Preservation Commission meets on the second Tuesday of each month.
The City of Sonoma escaped direct damage in the October 2017 fires, though the Nuns Fire burned more than 56,000 acres and destroyed over 400 Sonoma Valley homes, including some in the hills above town. CAL FIRE’s maps show a Very High hazard area on the hillside north of the Plaza, inside city limits.
Local rules
How do Sonoma's historic and fire rules affect gutter work?
Historic design rules and fire rules. Homes in the historic overlay zone follow the city’s preservation guidelines, which favor watertight roofs in materials that match the original style. Properties in a Very High Fire Hazard Severity Zone fall under state defensible space law, PRC 4291, which covers leaves and needles on roofs and gutters.
A short list for Sonoma owners
- If the house is in the historic overlay zone, read the roof guidance in Sonoma Municipal Code 19.42 and talk to Planning before changing roofing or trim.
- See whether your parcel is mapped High or Very High on the city’s fire hazard severity map page.
- Sonoma Valley Fire District answers defensible space questions for the city at 630 2nd Street West, (707) 996-2102.
- A private tree more than 4.5 feet around, standing in a front or street-side setback, is a significant tree under the city’s ordinance. Altering or removing it takes a permit, but routine pruning to accepted standards doesn’t count.
- Clear the gutters before the first big storm. Sonoma’s normal rainfall is modest, yet one storm series put more than 14 inches on the town in three weeks.
Services in Sonoma
What do older Sonoma houses usually need from us?
Gutter repairs top the list for a town where most homes predate 1980. Gutter cleaning belongs before the rains, gutter guards suit homes under oaks and bays, including guards tucked under clay tile, and pressure washing and window cleaning take care of the rest of the house.
FAQ
Sonoma Questions
Do I need city approval for gutter work on a historic Sonoma home?
Ask the Planning Department before you start. Chapter 19.42 of the city code guides work in the historic overlay zone, and its roof guidance favors repair and materials that match the original style. Whether a given gutter job needs review is the city’s call, not ours. The Historic Preservation Commission meets at 6 p.m. on the second Tuesday at 177 First Street West.
Did the 2017 fires reach the city of Sonoma?
Not directly. The city says it escaped direct damage from the October 2017 fires, while homes and businesses were lost in the hills above town, on the eastern edge of the valley, and in Glen Ellen and Kenwood. The Nuns Fire, centered east and north of the city, grew past 54,000 acres after merging with several other fires.
How far is Sonoma from your office?
About 25 road miles. The drive runs from our main office on Banyan Street in Santa Rosa, down Highway 12 through the Sonoma Valley, to City Hall in the middle of the Plaza. Sonoma is in Sonoma County, the core of the Sonoma, Napa and Marin County area we serve.
Can you put gutter guards on a clay tile roof?
Yes. Our own job photos include mesh guards set under the curve of clay roof tiles and black guards tucked under tile roof edges. Tile changes how a guard has to be fitted, and Dave matches each cover to the roof’s pitch and to the debris it has to keep out, choosing from 27 cover types.

What other towns around Sonoma do we work in?
Santa Rosa, home of our main office, is at the north end of the Highway 12 drive through the valley. Petaluma lies west across the hills and Napa lies to the east, and we serve both. Glen Ellen and Kenwood sit along the way north. See all the towns we serve.
