Leaks, Sags and Loose Downspouts: Napa Gutter Repair
About six in ten Napa homes went up before 1980, from the Napa Abajo and Fuller Park blocks near the river to Alta Heights and West Napa. We reseal leaking seams, rehang sagging runs and rework downspouts, driving over from our Santa Rosa office to do it.

Can you fix the gutters on a Napa house built before 1980?
Yes. Nor-Cal Maintenance is based in Santa Rosa, about 44 road miles from Napa City Hall, and serves Napa County along with Sonoma and Marin. Our crew reseals leaking seams and corners, re-fastens gutters that have pulled away from the fascia, replaces rotted lengths, and adds or moves downspouts so roof water clears the foundation.
The Census Bureau’s latest five-year estimates put the median Napa home’s construction year at 1974. Of the city’s roughly 32,100 homes, about 61% were built before 1980 and close to one in eleven before 1940, and 62% are detached single-family houses. Gutters on houses that age have often been patched or partly replaced along the way, and leaks tend to start at the joints, corners and hangers. That is the work gutter repair covers: sealing, re-hanging, swapping out bad sections and fixing the downspouts, before a small drip turns into rotted fascia.
Housing: U.S. Census ACS 5-year estimates. Rainfall: NOAA 1991–2020 normals for the nearest station. Distance is approximate road miles.
About Napa
Why does the Napa River figure into gutter work here?
Because the river runs through the middle of the city and has flooded it more than once. The USGS gauge near Napa recorded its peak of record, 37,100 cubic feet per second, on February 18, 1986, and 29,600 on December 31, 2005, when water again covered downtown. Gutters can’t stop a river, but they decide where your roof’s water lands.
The 1986 flood pushed the county toward a fix. Voters approved a sales tax for the Napa River Flood Project in 1998, and the county’s flood control district has been building it with the Army Corps of Engineers as a living river design, with terraced banks and a bypass channel rather than a concrete ditch (county flood project).
Napa gets less rain than Santa Rosa or Calistoga. NOAA’s 1991-2020 normals for the Napa State Hospital station, on the south side of the city, come to 26.66 inches a year, 83% of it from November through March. Storms still stack up: that station logged 15.19 inches between December 26, 2022 and January 16, 2023, and 5.35 inches on October 24, 2021 alone.
Rain that leaves a downspout and runs down the driveway ends up in the city’s storm drains, which the City manages under a state Phase II permit as part of the Napa Countywide Stormwater Pollution Prevention Program. Anything in that water besides rain counts as an illicit discharge, and the City takes reports on its Stormwater Hotline, 707-257-9600 (City of Napa stormwater).
Local rules
What Napa rules touch roof and gutter work?
Historic status comes first. A Certificate of Appropriateness is required for certain changes to historic properties, and the Cultural Heritage Commission reviews work on landmarks and in districts such as Napa Abajo/Fuller Park and Calistoga Avenue. The Fire Department checks weed abatement from June 1, and the Building Division on First Street answers permit questions.
Napa permits and offices to know
- If the house is a landmark, carries the Historic Preservation overlay, or sits in the Napa Abajo/Fuller Park or Calistoga Avenue district, ask the Planning Division (707.257.9530) whether the work needs a Certificate of Appropriateness.
- The Building Division is at 1600 First Street, 707-257-9540, with the counter open Monday through Thursday. From November 3, 2026, every Napa permit type moves to the new NapaON online system.
- Weed abatement is due by June 1 and inspected from that day: trees limbed up 6 feet, weeds cut to 4 inches, combustible debris cleared 30 feet from buildings (City of Napa weed abatement).
- Pruning a street tree that hangs over the roof takes a Street Tree Pruning Permit from Parks & Recreation, 1500 Jefferson Street. Protected native trees on larger lots need their own permit.
- Napa has adopted the state’s Local Responsibility Area fire hazard maps by ordinance; look up a parcel on the State Fire Marshal’s zone viewer.
Services in Napa
Which of our services suit Napa homes?
Gutter repairs top the list in a city where most houses predate 1980. Replacement runs and painted gutters on older homes fall under gutter installation, gutter guards help under valley oaks and bays, and gutter cleaning in the fall gets a house ready for the wet months. We also do window cleaning.
FAQ
Napa Questions
Do you really come to Napa from Santa Rosa?
Yes. Our main office is on Banyan Street in Santa Rosa, about 44 road miles from Napa City Hall by the fastest route, and our Diamond Certified report lists Sonoma, Napa and Marin counties as our service area. An estimate in Napa works the way it does anywhere: we come out, look, answer your questions, then send a written proposal.
Which 2017 fires burned around Napa?
The Atlas Fire started in October 2017 off Atlas Peak Road, northeast of the city, and burned 51,624 acres in Napa and Solano counties; the Partrick Fire burned 8,283 acres west of Napa the same week. On CAL FIRE’s current hazard layer, almost all of the city itself falls outside the mapped zones, which sit in the surrounding hills.
Which trees does the City of Napa protect?
On private lots of an acre or more zoned residential or agricultural, and on commercial or industrial land, Napa protects valley, coast live and black oaks, California bay and black walnut at 12 inches across or more, blue oak at 6 inches and coast redwood at 36. Removing or pruning one takes a permit, and street trees have a permit of their own.
Can you match gutters on a historic Napa house?
We install and paint gutters, and one Google reviewer wrote that the gutters we installed and painted on a historic Petaluma home ended up remarkably consistent with the history of the house. In Napa, ask the Planning Division first whether your house needs a Certificate of Appropriateness, then we can plan the gutters around what the City expects.

Where else in the valley and beyond do we work?
Calistoga, at the top of the valley, is on both of our Google profiles’ service areas. Over the hills to the west are Sonoma and our main office in Santa Rosa. We take on work across the rest of Napa County as well; see all service areas.
