Gutter Installation for Napa Homes From the 1950s On

More than a quarter of Napa’s homes went up in the 1950s and 1960s, and the 1970s added more than any other decade. We replace tired systems with new runs and downspouts, working out of our Santa Rosa office.

Gutter installation · Napa

Do you install new gutters in Napa?

Yes. Nor-Cal Maintenance serves Napa County from our main office in Santa Rosa, about 44 road miles from Napa City Hall. We take down worn gutters, check the fascia, hang new runs and place downspouts where the water can drain, with painted gutters as an option. Every job starts with a walk-around and a written proposal.

Napa grew in waves. Out of roughly 32,100 housing units, the Census Bureau’s 2020-2024 estimates count about 4,250 from the 1950s, another 4,250 from the 1960s and 6,400 from the 1970s, the city’s biggest building decade. Whether a house still has its first gutters or its second, the metal has been through a lot of winters, and our gutter installation work replaces the whole system when patching stops making sense. The Napa page covers the city’s flood history and older districts.

In Napa

Do fire hazard zones affect new gutters in Napa?

Mostly at the edges of town. CAL FIRE’s maps leave nearly all of the City of Napa outside any hazard zone; the zones lie in the hills beyond the city limit. Inside a zone, the city says the wildfire construction standards of California Building Code Chapter 7A apply, and those standards address gutters on new buildings.

The city’s fire hazard severity zone FAQ lists what changes inside a zone: Chapter 7A construction, a natural hazard disclosure when the house is sold and 100 feet of defensible space. Just outside the city limit, the unincorporated Silverado area northeast of town comes back Very High on CAL FIRE’s layer. If you’re rebuilding or adding on near the hills, ask the Building Division at 707-257-9540 which rules reach the gutters before the job is scheduled.

Downspout placement is the other half of the design. The city’s general plan sets a goal of a restored, healthy, living Napa River, and its stormwater program treats anything other than rain that enters a storm drain as an illicit discharge. On a new system we aim the outlets at soil and planting rather than the driveway, and the cut metal, sealant and old gutter sludge leave with the cleanup, not down the street.

FAQ

Napa gutter installation FAQ

Yes, once the city has weighed in. The district, on the National Register since 1996, covers 23 blocks between Fuller Park and the river, and the Cultural Heritage Commission uses the district’s own design guidelines when it reviews historic properties. Ask the Planning Division, 707.257.9530, whether your project needs a Certificate of Appropriateness before anything is ordered.

We couldn’t find a city page that answers it either way, so call the Building Division at 707-257-9540 before a full replacement. If the answer is yes, the application goes through NapaON, the online system the city is moving every permit type to on November 3, 2026. We’ll plan the job around whatever the city tells you.

The old runs and downspouts come down first, and the fascia behind them gets a close look, since a new gutter is only as solid as the board it’s fastened to. Small rotted sections can be repaired before the new system goes up, and the work area is cleaned up when the job is done.

Yes. Our work includes apartments, HOAs and commercial buildings as well as houses, and in Napa nearly four in ten housing units are something other than a detached single-family home. A multi-unit job gets the same walk-around, then a written proposal that lists each building and run.
