Who installs gutters on historic Petaluma homes?

We do. Nor-Cal Maintenance installs new gutters and downspouts across Petaluma from our Santa Rosa office, and one Google reviewer, Brad, wrote that we installed and painted gutters on his historic Petaluma home with an end result “remarkably consistent with the history of the house.” We work under California contractor license #772419.

Petaluma’s older houses are the reason for this page. About one in ten homes in the city was built in 1939 or earlier, by the Census Bureau’s latest estimates, and the city protects three neighborhoods as historic districts. On those houses the gutter is part of the look of the eaves, so a new system has to drain well and still suit the trim, color and lines of the building. Homes outside the districts get the same planning with fewer rules. For the products themselves, see our gutter installation and seamless gutters pages.

Do Petaluma's historic rules cover new gutters?

They can. In a historic district, Petaluma’s zoning code defines an alteration as any change to a building’s exterior appearance, including replacing worn materials, and those go to the Historic and Cultural Preservation Committee. Routine maintenance that leaves the look unchanged gets staff review instead. Ask the city which path your project takes before ordering anything.

The districts are Oakhill-Brewster, one of Petaluma’s earliest residential neighborhoods, north and west of downtown, with houses from the 1850s on; the “A” Street district south and east of downtown, where nearly every building predates 1925; and the Historic Commercial District, 96 contributing downtown buildings on the National Register since 1995. Each has its own guidelines, posted on the city’s historic districts page next to the Secretary of the Interior’s Standards. Under IZO section 15.050, the Building Division checks that list before it issues a permit.

In practice, the job starts at the estimate. Dave describes that visit as a chance to gather information from the owner, not to sell, and the written proposal that follows gives you something concrete to show planning staff. Painted gutters are part of our work, which is what Brad’s project needed: new gutters, painted, and in keeping with an old house. Outside the districts, the same proposal simply goes to work.

FAQ

Petaluma gutter installation FAQ

Painted gutters are part of what we do, and Brad’s review describes exactly that on his historic Petaluma home. If the house sits in a historic district, color is part of the exterior appearance the city reviews, so settle it with planning staff first. Repainting in the same colors is the kind of change the code treats as minor.

We couldn’t find gutters on the Building Division’s list of work that skips a permit, so call and ask before a full replacement. The same page warns that other city departments may require approval for work the Building Division doesn’t permit, and in a historic district the planning side may need to sign off on exterior changes.

Away from the foundation and onto ground that can take it, such as planting beds or a splash block. Petaluma’s storm drains carry runoff untreated to the river and San Pablo Bay, so sealant, paint and metal scraps from an install belong in the trash, not the street. We plan downspout locations with you at the estimate.

Call (707) 940-7875 or use the form on this page. We come out, look at the roofline and the drainage, answer your questions and then send a written proposal. As Dave told Diamond Certified, the estimate is there to learn about the house, so there’s no pressure to decide on the spot.
