Gutter Installation for Calistoga Homes, Old and New

Half of Calistoga’s homes went up before 1980, and part of the city now falls under California’s wildfire building standards. We replace worn gutters there, plan where every downspout drains, and serve the city from our Santa Rosa office.

Who replaces old gutters in Calistoga?

Nor-Cal Maintenance does, and Calistoga appears on the service-area lists of both our Google Business Profiles. City Hall on Washington Street is about 18 road miles from our Santa Rosa office. We take down worn gutters, lay out new runs and downspouts, and do the work under California contractor license #772419, class C-61/D24 metal products.

Calistoga’s housing has a big 1970s chapter. Census Bureau estimates put the city’s median build year at 1980 and count about 509 homes from the 1970s alone, close to a quarter of the total. A house from that decade still wearing its first gutters has been through roughly fifty rainy seasons and as many summers of 90-degree days. About 7% of the city’s homes date from 1939 or earlier, and on those the eaves are part of the architecture. Our gutter installation work covers both kinds: tear-off, a new layout and painted gutters where the house needs them.

Do Calistoga's fire rules reach new gutters?

On some parcels, yes. The City has adopted CAL FIRE’s 2025 hazard maps, and in its Very High zones both new construction and renovations follow the state’s wildfire building standards. Those standards want noncombustible gutters and downspouts and an approved way to keep leaves from collecting. Ask the Building Division whether a gutter replacement counts as a renovation.

About 22% of Calistoga’s land falls in the recommended Very High zone on CAL FIRE’s 2025 local maps, all of it on the southwest side of the city, and most of the rest sits outside any mapped zone. The City’s defensible space page explains that parcels rated High bring the same building standards to new construction from January 1, 2026. Section 504.4 of the 2025 California Wildland-Urban Interface Code is where gutters come in. On a Very High parcel it makes sense to plan the cover with the gutters rather than bolt one on later; our Calistoga gutter guards page explains the choices.

Then there is the volume of water. The U.S. Geological Survey puts an inch of rain on one acre at 27,154 gallons (USGS Water Science School), which works out to roughly 620 gallons for every 1,000 square feet of roof. NOAA’s normals for the Calistoga station add up to 38.58 inches a year, so that same roof sheds about 24,000 gallons in a normal year, most of it between November and March. Every downspout on a new system needs a place to put its share: a planting bed, a splash block, ground that slopes away from the house. We mark those spots with you at the estimate.

FAQ

Calistoga gutter installation FAQ

We haven’t found a City page that says either way, so ask the Building Division at City Hall, 1232 Washington Street, before a full replacement. If the parcel is in a Very High hazard zone, ask in the same call whether the job counts as a renovation under the wildfire building standards, because that settles which materials can go up.

Then talk to Planning before picking colors. Calistoga’s design review chapter lists preserving historic structures among its purposes, and alterations to buildings listed or eligible on a federal, state or local inventory go to the Planning Commission. Painted gutters are part of our work. More of the City’s rules are on our Calistoga page.

Enough that no single outlet gets swamped in a hard storm. Long runs and large roof sections usually get more than one, and each needs a spot where the water can soak in. The city’s NOAA station logged 4.78 inches on December 31, 2022, which is the kind of day worth planning around.

Yes. Wineries, schools, municipalities, apartment owners and HOAs are all on our customer list. A larger property starts with a site visit and a written proposal listing each building and run. Downtown, buildings in the City’s Commercial-Design overlay may need design review for exterior changes, so the schedule allows for that.
