Gutter Installation in San Rafael, From Eichlers to Victorians

San Rafael’s houses run from Terra Linda’s mid-century tracts to Victorian-era landmarks downtown. We serve the city from our Santa Rosa office, replacing worn gutters, planning downspouts and checking which City reviews a new system may need.

Can Nor-Cal Maintenance replace the gutters on a San Rafael house?

Yes. San Rafael is one of the Marin County cities we serve from our main office in Santa Rosa, about 41 road miles up Highway 101. We take down worn gutters, lay out new runs and downspouts, and paint them when the house calls for it, all under California contractor license #772419.

The 1960s built more of San Rafael than any other decade. Census Bureau estimates count about 5,300 homes from those ten years and place 71% of the city’s homes before 1980. In Terra Linda alone, Joseph Eichler built about 900 houses between 1955 and 1965. A house from that era may be on its second or third set of gutters, or still carrying hardware hung when it was new. Either way, a replacement is the moment to rethink where the water goes, and our gutter installation page explains how we lay one out.

Do new gutters on a San Rafael Eichler need design review?

They might. The City’s design review page lists roof changes to Eichler and Alliance homes among the projects that need an administrative design permit, while regular maintenance and repairs need none. Whether new gutters count as a roof change is a question for the Planning Division, so ask before ordering anything for a mid-century house.

Older parts of town have their own process. The City describes San Rafael as the oldest city in Marin County, and its historic preservation page explains that the Historic Preservation Ordinance, Municipal Code Chapter 2.18, sends exterior changes to landmark buildings and changes within historic districts to the Planning Commission. The local districts include the Victorian Village on Fifth Avenue and the French Quarter on Irwin Street, and the city’s historical and architectural survey lists more than 300 sites. Painted gutters are part of our work, which helps a new system suit an old house.

Fire rules reach every address too. Replacement windows anywhere in the city now have to meet fire-resistant standards, the City notes on its wildfire safety rules page, because its fire-safe building rules no longer stop at the high-risk areas. The 2025 California Building Standards Code took effect on January 1, 2026, so ask the Building Division at (415) 485-3367 which standards apply to a gutter replacement. On the job, paint stays out of the street: the City’s construction pollution rules say never to rinse paint tools in a street or gutter. More local rules are on our San Rafael page.

FAQ

San Rafael gutter installation FAQ

Often it makes sense. The City requires wood and shake roofs to be replaced by May 31, 2027, and gutters along the eaves often come off during a reroof anyway. Roof change-outs qualify for the City’s instant permit issuance; ask the Building Division whether new gutters can be handled at the same time.

Yes. Painted gutters are part of what we do, and the color can be chosen to suit the trim. For a landmark, a house in a historic district or an Eichler or Alliance home, settle the look with Planning first; the City notes that later changes to the design, colors or materials of an approved project can need an amendment.

Yes. Gutters for additions, garages and outbuildings are part of installation work. In San Rafael, an upper-story addition over 500 square feet on a single-family home needs minor design review, so settle the gutter and downspout layout before the plans go in rather than after the walls are up.

Dave looks at the roof edge, the fascia and where water lands now, and asks what you want the new system to do. He describes estimates as a time to gather information, not to sell, so there’s no pressure to decide. A written proposal follows with each run, downspout and paint color, ready to show Planning if review applies.
