About 14,800 Santa Rosa homes were built in the 1970s and some 20,800 more before that. We find the seams that drip, re-fasten runs that sag and fix or move downspouts, working from our main office in the city.

Gutter repair · Santa Rosa

What usually goes wrong with gutters on older Santa Rosa homes?

Joints and fasteners, mostly. Seams, corners and end caps start to drip, hangers loosen as the fascia behind them softens, and a run that holds water begins to sag. Downspouts crack at the elbows or come apart at the outlet. We reseal joints, replace worn sections, re-fasten runs to solid wood and repair or move the downspouts.

By the Census Bureau’s 2020-2024 estimates, about 14,800 Santa Rosa homes date from the 1970s and roughly 20,800 more are older still. Gutters on those houses have been through around half a century of wet winters, including storms like February 26, 2019, when the Santa Rosa co-op station recorded 5.66 inches on a single reading. Some systems are past saving. Many just need the weak spots found and fixed, which is what gutter repairs from our Santa Rosa office are for.

Can a gutter on a Santa Rosa landmark or district home be repaired without a permit?

Generally, yes. The city’s guide for owners of historic properties exempts repairs to existing siding and trim that keep the same materials, and replacing broken pieces with original materials when the design stays the same, from Landmark Alteration Permit review. The city’s design principles for historic work say it plainly: repair rather than replace where feasible.

Those rules matter in districts like Burbank Gardens, named for Luther Burbank’s home and gardens at its northwest corner, where some older houses were built on raised basements close to a creek that floods, and West End, about 15 blocks of bungalows and Queen Anne cottages just west of the Northwestern Pacific tracks (Santa Rosa historic property guide). On houses like these the gutter is part of the trim. A repair that keeps the original profile and paint color leaves the house looking the way the district guidelines intend.

Old downspouts deserve a look too, especially ones that vanish into a pipe in the ground. Santa Rosa Water counts a downspout connected to the sewer as an erroneous connection: roof water should go to the storm drain or soak into the ground, and storm water that gets into sewer lines can cause backups and overflows in heavy rain (Santa Rosa Water FAQ). Rerouting that downspout onto a splash block, a lawn or a planting bed is a repair we can handle on the same visit.

FAQ

Santa Rosa gutter repair FAQ

Because a full gutter puts water on joints that a light rain never reaches. In a heavy storm the gutter runs deep, and a seam or end cap that stays dry in a drizzle starts to pour. A clog makes it worse by backing water up over the joints. We check every seam once the run is clean, not just the one you noticed.

Sometimes. If the metal is sound and the trouble is a few joints or a loose run, a repair holds up well. If it leaks along its whole length or has rusted through, Dave will say a replacement makes more sense, and new gutters in Santa Rosa is the page for that. The written estimate lays out both so you can decide.

Small sections can be fixed as part of the repair. A gutter pulling away often means the board behind it has softened, so the rotten piece is repaired or replaced and the gutter is fastened back into solid wood. That work falls under our dry rot repair, and if the rot turns out to be bigger than a fascia fix, we’ll tell you.

Call (707) 940-7875, the main line at our Banyan Street office, and tell us where the water is getting out. Dave walks the gutters with you, explains what he sees and follows up with a written estimate. One reviewer, Cory D., described it the same way: a verbal summary of the recommendations first, then the estimate in writing.
